Apartment properties that meet the following criteria but are open to considering other types as well:​


  • Class B to C Apartments of type Garden, Low-Rise and Mid-Rise
  • Class B to C locations
  • Preferred 60 to 160 unit count, will consider 24 -200 units
  • 1 bedroom, 2 bedroom mix with possible 3 bedroom.
  • Cap Rate: 7.5 - 12%
  • Prefer 82-94% occupied, with value add opportunity
  • Preferred price range: $1,200,000 +
  • Preferred 1960 to 2010 build - will consider outside this build range

Properties that meet the following criteria but are open to considering other types as well:​

  • Preferred 60 to 300 spaces
  • Cap Rate: 7.5 - 18%
  • Prefer 70-94% occupied, with value add opportunity 
    • With some undeveloped land is a plus
  • Preferred price range: $1,200,000 +


Storage Units:

Properties that meet the following criteria but are open to considering other types as well:​

  • Drive Up Storage
  • Indoor Storage - With or Without Climate controlled space
  • Outdoor Storage
  • Preferred 50 to 300 unit count
  • Cap Rate: 7.5 - 25%
  • Prefer 82-94% occupied, with value add opportunity
    • With some undeveloped land is a plus
  • Preferred price range: $1,200,000 +
