Apartments:
Apartment properties that meet the following criteria but are open to considering other types as well:
- Class B to C Apartments of type Garden, Low-Rise and Mid-Rise
- Class B to C locations
- Preferred 60 to 160 unit count, will consider 24 -200 units
- 1 bedroom, 2 bedroom mix with possible 3 bedroom.
- Cap Rate: 7.5 - 12%
- Prefer 82-94% occupied, with value add opportunity
- Preferred price range: $1,200,000 +
- Preferred 1960 to 2010 build - will consider outside this build range

- Prefer 70-94% occupied, with value add opportunity
- With some undeveloped land is a plus
- With some undeveloped land is a plus
- Preferred price range: $1,200,000 +
Storage Units:
Properties that meet the following criteria but are open to considering other types as well:
- Drive Up Storage
- Indoor Storage - With or Without Climate controlled space
- Outdoor Storage
- Preferred 50 to 300 unit count
- Cap Rate: 7.5 - 25%
- Prefer 82-94% occupied, with value add opportunity

- With some undeveloped land is a plus
